What Actually Drives the Price of a Paint Job

The most common question we get on the phone is what it costs to paint a room, and the honest answer is that two rooms of identical square footage can be very different jobs. We quote in person because that is the only way to be accurate. Here is exactly what we are assessing while we walk through, so you know what moves the number before we ever get there.

Prep, Not Paint

The biggest variable is almost never the paint. It is the condition of the walls. A room with clean drywall needs a wipe-down and some caulk. A room with nail pops, settlement cracks, doorknob holes, an old wallpaper border, or a water stain on the ceiling needs repair, texture matching, and spot priming before a single finish coat goes on. That prep can be more hours than the painting.

Trim, Doors, and Windows

Square footage of wall is quick. Linear feet of trim is slow. A room with a lot of window casing, two doors, crown moulding, and a chair rail takes far longer than a plain box of the same size, because all of it is cut in by hand. This is also why a staircase is priced so differently from a bedroom.

Ceiling Height and Access

A standard eight-foot ceiling is a ladder. A vaulted great room or a two-storey foyer is staging, and staging takes time to set, move, and strike safely. If your entryway goes up two floors, that is a real line in the estimate rather than a surcharge.

The Colour Change Itself

Going from a light colour to another light colour may cover in two coats. Going from a deep red or a dark accent wall to a soft white can take three, sometimes with a tinted primer first. Deep, saturated colours can also need extra coats to build properly. Tell us the current colour and the target colour on the phone and we can at least tell you whether this is a factor.

Whether the Ceiling Is Included

Ceilings are often left out of what people imagine when they picture a room repaint, but a fresh wall colour under a ceiling that has yellowed does not look finished. We will quote it as an option so you can see the difference it makes to the number.

How Much Furniture Is Staying

We move and cover furniture as part of the job. But a fully furnished, lived-in room takes longer to protect and work around than an empty one, and an empty room with the closets cleared is genuinely faster. If you are able to clear the space before we arrive, say so, and it comes off the estimate.
